Post: Evicting a tennant in NC

I am a looking a buying a 4plex in a more distressed neighborhood that is currently fully occupied. My partner and I are both local so would like to manage the property ourselves. Since this is a lower class property I want to be prepared for the possibility of having to evict a tenant somewhere down the line. Does anyone have experience with evicting tenants or the eviction process in NC?

Thanks for the recommendation @Chris T.  This is exactly the type of thing I am looking to get more involved with. 

I am very interested in attending the next meetup here in Charlotte.  Is there a meetup page or facebook group that I can join to recive communications about meetings?

Hi BP!

I am a fairly new member to BP and Real Estate investing in general.  I am a young professional in the Banking Industry living in Charlotte, NC.  Like many of you, my goal is to build passive income and one day be able to pivot from the corporate world to Real Estate full time.  My experience in Real Estate is still very limited and I am on BP to learn and get more involved.  I got my NC Real Estate license back in March of this year as a first step into investing.  I have been house hacking my primary residence in Uptown Charlotte for the past four years (although I didn't know that's what I was doing until I found BP), and recently rented out my first buy and hold property in the Charleston, SC area. 

My short term goal is to buy another buy and hold property by the end of 2017 in the Carolinas with my sights on smaller multi-families in the following year.

If you are involved in Real Estate investing in the Carolinas, or have any advise that you would like to share with a new investor I would love to connect!

I am a fairly new investor looking to meet up with other investors in my area. Based on comments from other BP members it sounds like local REIA groups are a great way to get started. In my area most of those groups are around $150/yr. While that is a small price to pay to get knowledge from seasoned investors I am curious as to what this money is typically used for and if this is common in other parts of the country. I am in Charlotte, NC

Ritch Bonisa is there one in particular that you would recommend. I am a new investor with only one investment property right now but am looking to do one or two more this year so would like to create a relationship with someone that I can use for the years to come. I am new to Real Estate investing and am looking for a knowledgable Real Estate Attorney/Tax professional.  I am looking for someone with in depth knowledge of LLCs, Land Trusts and taxes.

Post: Transfering Title to a LLC (Land Trust)

A friend and I recently closed on our first investment property which is a buy and hold. We currently hold the title as tenants in common but have established a LLC in which we want to transfer the title. We financed the property, and after talking with the lender it looks like we have an acceleration or due on sale clause. I am worried that if we do go ahead with the transfer that the lender will call the loan due. I have heard about creating a Land Trust and using that to transfer the title and get the asset protection that a LLC provides. Does anyone have any experience with Land Trusts or a situation like this?
