Thank you for the quick respond.  We are looking to buy a property around 350k and see how it would work out.  If it works out well then we would like to buy a few more to add to our portfolio.  Would a 350k property with today's rate and market yield us between 2k to 3k a month?  Thank you.

Thank you ahead of time for all your inputs.  I live in Massachusetts and hear that it could be quite a good investment to buy a property in Florida and AirBnB it out.  Does anyone in here have any experience or recommendations?  I was told by a coworker who owns a property there and he says he has a management company who does everything and hands off and after all expenses are paid, he nets between 2000 to 2500 per month in Tampa FL.  Does that sound too good to be true.  Thank you so much.

Hello everyone, two of my rental units' furnaces are fried because National Grid (utility company) had a bad wire outside of the house causing fluctuations in electrical current coming into the building.  Should I file an insurance claim or is National Grid responsible for this?  Anyone ever had this happen?  Thank you so much for your help.

I have a contractor who is also a friend but he is over charging me about 20 to 30% over other estimates. I used him for many projects in the past and very satisfied. Also, he is my go to guy in case fixing is needed at my rentals and he also makes time to do it for me. Should i use him for this project even though he charges me more? Thank you for all inputs.

Hi, I was wondering if anyone has a template or where I could download a template for notice to quit for Massachusetts.  The lease is up for my tenant and we want the house back in order to put it on the market for sale.  Thank you so much.

I just want your input because we want to buy another 3 decker to add to our portfolio but as you all know the price is very steep now.  If we are able to work out our number such as increasing our down payment in such a way that we get minimal positive cash flow and obviously just wait for a few years for appreciation to work its magic, would that be a good reason to buy now? Or should we wait?  Thank you so much for your input. 

Hi, just trying to get some input because we have been dealing with this for months now. We have two kids, 2 and 4 year old, so we understanding that kids make a lot of noise.  Naturally we would try to stop our kids from making excessive noise but of course they would resume not too long after that.  We have tenants upstairs who also have two kids at same age, coincidentally, and every morning at 7am you hear them running around the apartment and making noise that is comparable to watching an action movie (I'm not even kidding).  We did at one point tell them about this and they apologize but it seems that they can't control their kids so the noise resume every morning around that time.  I don't think they understand the noise level because we feel like our kids run around a lot too but it's not too noisy for us because we live on the first floor but someone was below us they would probably feel like our kids are making excessive noise.  Now, please if anyone experience something similar please let us know what to do because they are good tenants. The only problem we have is the noise level so early in the morning  and so excessive throughout the day but can you really control your kids at that age?  Thank you.

If we allow pets for our rentals and let's say the pet bit a visitor is the landlord held liable?

Hi, I was wondering how easy or hard is it to get tenants in fall/winter in New England. I'm closing on a 3 decker soon and moving in onto the 1st floor and planning to rent out my single family home. Also, any suggestions on what website to post the rental? Thank you so much.

Guidance needed. What is the process of buying a house directly from a seller. Does the bank appoint an attorney for me or do I hire my own attorney? The seller is a real estate agent and had already sent me an offer to sell with 1000 deposit. Thank you.
