@Bill Gulley  essentially what you and @Jarrod M. stated is exactly what I was implying. Is it full proof to hold yourself completely harmless of any and all business dealings? Absolutely not. Which is why it comes down to the very foundation of it all that being who your advisors are and whether or not the Ops Agreement could be held up in a court.

We have an opportunity with an off-market multi-unit property package in northern Illinois. We are syndicating this deal with hopes of partnering with 1 to 3 funding partners. Total returns after 5 years are projected to be at 63% and 16% annually.

Speak to an attorney with "experience" in working with venture capital, partnerships, LLC, Corporations, PPMs etc. etc. Is it possible? Yes as long as the operating agreement and any and all contracts are written within the full extent of the law. But again do your own due-diligence and pick the "right" professionals to advise you before you make any decisions.

@Carlos Velasquez  you may want to consider picking up @Ben Leybovich 's book titled "13 Steps to Valuing Your First Mulit-Plex." It can be found on Amazon and it's only $9.99. If this is your first time buying I highly suggest you learn how to appropriately analyze a property by understanding the key indicators of a good deal.

@Steven J. I would analyze all of your possible purchasing scenarios for cash on cash return. NOI / Total Cash Outlay (downpayment and rehab cost) at purchase. If you have a set criteria for the amount of cashflow you must see to even consider investing in a property this could give you some good insight. Whatever the least amount of money out of pocket (downpayment and repairs) that returns an appropriate amount of cashflow after debt service is what could help you make a decision. Since this is a "vacation" rental I'm assuming as well that the purchased property will be at least a B+ area in high vacation demand. You're off season gross income could kill the deal as well if your on-season income doesn't make up for it.

@Dawn Anastasi my assumption is that she's been able to maintain her credit because of a combined income from her husband. It's a fishy situation because your gambling on the fact that both tenants will maintain their jobs and continue to make the same income. Does the tenant have any past history as a renter? If so did she provide references? I'd check those if so.

@Matt Lindstrom  do you have any info on the estimated repairs? If this property is turn key then I would say that @Joel Owens and @Sam K. insight is spot on. The seller is most likely cashflowing $700 due to debt service which could play into what kind of price he's willing to sell at especially since he bought at $315K back in 2005. Do you plan on paying for this property in cash or mortgaging it?
