I am not sure if it would have sped up the eviction. You still go through the same process. It really comes down to the judge but you can always ask your attorney for advice.

The funny thing is she paid her rent the entire time during the eviction process (I have no idea why since I would definitely stop paying if I got a notice to quit). The eviction was purely based on a tenant at will situation in which she would not move out when given the proper notice.

I think she kept paying because she thought it would look better to the judge but because she was a tenant at will she didn't really have a choice.

Also - if you end up filing for an eviction don't go to the housing court go to the closest local district court as they are supposedly less tenant friendly.

Hi @Thomas Hickey . I went through a similar situation on a property we have in Methuen. We inherited a tenant that had been living there for years, rent had not increased in forever and they were a tenant at will.

What we did was offered her the opportunity to sign a 1 year lease with an increase in rent to which they obviously refused. We then went through the standard eviction process by giving them notice and ultimately got them out about 4 months later.

If you want/need them out quicker you may also consider giving them cash for keys.

I would agree with @Ann Bellamy . While I haven't taken any of the Fortune Builders courses myself, I have heard it is one of the best guru courses out there.

@Scott K. - I can tell you from personal experience that the Flipping Boston course is not worth the money. You can learn just as much and more through this website and by going to your local REIA meetings and networking with other local investors.

Unreal that people like that can get away with what they do after so many complaints. Like @Shaun Reilly said, it screws all the other landlords out there who actually keep their properties updated and treat their tenants with respect.

This is a great thread. @Brandon Foken , thanks for providing updates to your direct mailing campaign. We kicked off our first campaign in December and sent out 2317 post cards which were a combination of absentee owners and driving for dollars. We got 30 calls with the majority being from our absentee list. Just wanted to see if you were finding the same response rates as well.

Just submitted an order of 2240 yellow letters from yellowletters.com for our month two mailing. Can't wait to see what kind of results we get!

@Dan Zaccardi , I took my class at the Lee Institute (http://www.leeinstitute.com). They are pretty good and I am not sure I would recommend one course over another since I believe they all have to teach the same topics which might be covered in the exam.
