Hi @Tim Trumble

Is it true that NACA has a deal with Bank of America that if a NACA borrower bids on a foreclosed home that is owned by Bank of America, the bank has an obligation to accept that offer even if it is less than the highest offer presented?

Thanks @Paul Timmins . We go to the New England REIA in Chelmsford and Black Diamond in Waltham.

Taunton is a little far for us but wouldn't mind going to the Rockland one. What days do they meet?

We are looking for wholesalers in Eastern Massachusetts to bring us deals! Our primary focus is in Middlesex, Essex, Suffolk and Norfolk counties and are interested in single families, multi-families, land and tear downs. The uglier the better! We are cash buyers and can close in 14 days.

Look forward to hearing from you!

Yes, I absolutely agree with @Shaun Reilly . Always consult an attorney prior to signing on the dotted line.

Hi @Mark Dion and welcome! It's great that you are getting out there and sounds like you have hit the ground running!

To get a deal under contract in Massachusetts all you need to start is an offer to purchase. You then typically move onto a Purchase & Sale after home inspections etc. are performed.

From a wholesaling perspective make sure you include wording such as "Your Name and/or assigns" as the buyer so you can assign the contract to another buyer.

Let me know what you have going on since we are always looking in Suffolk county!

@Tim Riley - Automated direct mailing is great but one thing you may want to consider is mailing out your first month and then automate month two on. You typically get a lot of returned mail after your first mailing of a campaign and you don't want to be spending money mailing when you know it will just get returned.
