When I look at properties for sale online, none of them work out when I calculate monthly cashflow (shooting for cashflowing ANYTHING while living for free) at their asking price. I don't have all the time in the world to schedule showings through my realtor, and I feel like I'm wasting both of our time because I don't even know who is motivated before we view the properties. Is it taboo to ask the realtor to send out many offers that may be considered low-balls on properties that I haven't seen in person? How can I structure the offers so that I can figure out who is really motivated without? I would like to start sending my realtor lists of properties with my offer price. Of course I need to have the conversation with her about handling it that way, but I'd like some third-party advice before I do so...
