just do a cash out refi then use the tax free cash for whatever you want

finding loans in some areas for less than 50k can sometimes be difficult.  Just make sure you leave yourself some wiggle room, as buying to flip has even more risk that you need cash for.  That doesn't sound like a winning formula as even if it goes right, between loan costs, repairs, closing, and carrying costs- you aren't left with much for the risk IMO, but there are a lot of people here that flip more than I do.  I typically buy and hold.  @J Scott

I would be more concerned with the condition being vacant that long- mold, stolen pipes, damage, etc.  if I haven't seen a place at all, I would be more concerned at getting it less than land value, especially via auction as they can have all of those issues and more (ie- city demanding expense immediate repairs, teardown, etc)

I would assume you can get better rate of return for 400k in san Antonio, however, if you are living in one, that needs to be a factor as well.  Do you love the street bc you want to live there or bc its the investment you saw first.  If you want to live there, consider the numbers.  If you haven't bought before and just want an investment, you might want to consider an agent for your first buy.

it depends on where you are buying and how much.  I would say in general, get more money as 15k is good for reserves/closing costs/immediate repairs.  Find a seller finance deal or if you can partner with someone, that is great, but I would think about what you are going to bring to the partnership.

HOA is only one factor. I would and have purchased places like that and they are among my favorites. There are some pluses in whatever the HOA brings to the table, if anything. At under 30k and getting $850, you already start ahead of the game. I would never just exclude a property solely on it having a HOA (not saying a bad or expensive one isn't a show stopper).
