@Brandon Sturgill Interesting table! The cash-on-cash figures must not be risk-adjusted. C and D properties tend to have lower, not higher, overall average cash-on-cash returns in my experience (than A and B properties), because of high tenant turnover, very old buildings with high capex and maintenance costs, and very low quality tenant base that is destructive to the property and very unreliable with rent/utilities. You may get lucky here or there but over time the law of large numbers will catch up with you.

We manage about 75 class C units and have for 5+ years here in Columbus (the rest of our units are all A and B). We rent them all day every day to people with 640+ credit scores. Occasionally we need to lower that to 560 with a double deposit. Never below that score. You can find good people with good credit scores, you just have to be patient and picky. I'm not arguing the majority of people who live in C and D neighborhoods don't care about credit. I'm just telling you not to rent to those people.
