Hi Trevor,

I think you are smart to rent in Tustin.  My best investment ever was buying a condo in Mammoth in the 90s and selling it in 2009 but I got lucky.  If Mammoth is anything like Lake arrowhead the management will eat All of your cash flow and then some.   It still can be a good investment if you have the time to do the work and it will most likely appreciate!

I have a property that is mine by divorce decree but 5 years ago when the divorce was final we never got around to doing a quit claim deed. I would like to do a 1031 exchange sometime in the next 10 years on this property. My question is there any problems or regulations with a property that has a quit claim deed before a 1031 can occur? Do the original owners(or can it be quit claimed) have to be the buyers in a 1031 exchange? Any help is much appreciated.

Does anyone know if there is step-up basis for inherited properties or is that just for owner occupied homes when the total estate is less than 5 million for paying federal income taxes?
