I agree with Dan.  One lawyer I know calls this situation a governmental assault on landlords.  I feel totally taken advantage of by one of my tenants'.  I would take the 80% and be thankful that on paper your assets are appreciating.

I would be interested in a referral for a real estate attorney in San Diego that does evictions even though we have the moratorium right now.  One of my renters is ghosting me right now.

I have one property with MSHB and so far(1 year) so good.  I am cautious though and buy slowly while reading all the Memphis treads.  There are always problems in RE investing but it can be very good also.  Good luck to you.

I have my 2nd Memphis property with Midsouth which I bought this past spring.  Not too much to go on but so far I have been happy.  I know it is scary investing out of state but I think it is good for diversification.   My 2 cents

It seems to me that the lower end SFR in SD have appreciated more than the higher end since 2009 but maybe that was just because the market didn't drop as much for the higher end. I would not invest in lower end SFR in SD now and I would rent but I really don't know about MFR. Best of luck whatever you decide

A friend of mine has AirBNB room in North Park and is always booked 3 to 6 months out.  I don't know her exact numbers but she rents slightly below market for AirBNB

Can you rent in a good school district until prices in your area dip or at least are not increasing?  I have seen many cycles in California go up,  then not,  then go up, then go down.  Just remember you make money on the buy.  I still feel your first buy should be your own house.  Best wishes...you could get lucky...or not... hope others share their experiences to help!!
