Hi Steve, right... i didn't mean to say you created or compiled those links. To clarify, I only meant to regard you as the "linkmaster," that's all.

And ya, one of the moderators moved this thread from the books and guru forum to the wholesaler forum already...

Now I just have to make some time to follow the links and see where they lead. I'm not sure if this thread is worth a sticky yet, but I guess the members will soon help determine that fate.

i just saw the boatload of links that linkmaster Steve Babiak did for this, and thought it might be wholesale fodder. however, i did not yet explore the links to see how relevant the material was tho.

I used to think costa mesa was top dollar all over (since it's such a small area), until I took a closer look at a few of the properties (including condos) in that area. It's been a while, but I was actually surprised to see how low (being OC and relative to HB or newport) some of the property values were!

well, in this market, I'm sure you'll do fine in recouping rehab if you were off a few dollars!

yes, best to work with a networking tech for proper setup and management of internet for your tenants. note, this does not mean just any "computer tech repair guy," UNLESS you can confirm/qualify that they know how to properly setup a router for tenant/customer/third party usage under your internet account. express your concerns (as listed above of all liabilities) and how you want every tenant (assuming more than 1) tracked for the purposes of illegal usage, etc.
