Hi Angela, I would say that the best thing to do first before even looking at property is decide WHY you are buying. I help many first time buyers plan their next move but its key to know why you are making the move.

Is this for long term or short term

do you want a project (if so how big) or turnkey plug an play property

do you want the unit as a back up if ever you need to live there

are you more concerned about rental yield, capital appreciation or both

I would say answer the above questions and then decide whether your current search method is going to tick all of the boxes.

Buying your first property can be scary but also can be the best, and most addictive, thing you ever do.

In my opinion the quality aspect of this decision is not on the card print quality but more so the quality of the content and the "quality" of the distribution area.

When canvassing with postcards my most successful card was always a black and white basic card targeted at that specific unit type with a basic message of "I would like to buy your house, please call Mark on XXX" Im not suggesting using this exact card but there is so much spam going through doors from pizza places that a colorful card can be mistaken for something else.

I would try 3/4 test runs of different cards, monitor the success and go with that.

I have had great success from this when working in South Florida market but was able to "try before i buy" with a shorter initial contract. I would say that if they believe the quality of their leads justifies this price they will give you a trial on them to show you this and then i am sure with success you would go in for longer contract.

With some arm twisting no doubt you will get a test/taster period.
