Hi Thomas and welcome to BP

where you live or whether you buy or rent wont necessarily be the key to getting to know the market. you need to do due dilligence on a couple of key properties there that could be of interest and get to know the RE agents there that are having good stock in the area.

Testing the water on a market by buying a property is crazy, you may find out that it is the wrong buy and the wrong area and you are stuck with unit. do some thorough DD and then decide from there. take the family there for a couple of weekends and some day trips round local parks or malls etc maybe.

Hi guys, i have been investing for a while and only recently (past 4/5 years) explored options outside of my comfort zone and luckily this has been with great success.

My previous model was as any first time or newbie investor should be following which was to buy in my home town, in an area I knew and had friends/family living there or I was living there myself to keep an eye on things. I had a specific unit strategy and kept to it.

I have recently explored options WAY outside my comfort zone not just nationally but internationally as well. Im now looking at options in Detroit and some other areas that I believe can really be cash cows if held. This is not something I would ever recommend until you are on the ladder and have made some money and are comfortable if the decision does not go in your favor but I believe this is the next step in an investors career path to grow and enhance your portfolio.

Are others venturing outside their comfort zone and if so what has been a success for you and why and when did you decide to venture away?

I would say get mailing and get mailing fast.

Circumstances change DAILY. One guy who did not want to sell yesterday may be desperate to sell tomorrow. you can sometimes over-analyze mass marketing or even targeted marketing. You never know who is going to pick up that postcard so i would say get it out there and enjoy the benefits asap!

I am about to go into some RE investments in detroit also. I believe for the medium to long hold there are some amazing opportunities in Detroit.

I would say most definatley do this!!

I have a lot of experience in this and a lot of success.

If you give someone (potential seller) a compelling reason to sell to you they will. If they were going to ask a realtor to do sell for them then an email from you is not going to be the deciding factor on this, they would have this in place anyway.

Your email may prompt them into the move though and if your email has the compelling info they are looking for then you WILL have success.

Hi Robert,

Just scanning over the ad and I would suggest trying the following for the weekend and see how you get on -

Take out studio from the Ad Title along with the location - "over the street from PetCo" - This may or may not be a selling factor but for those who this isnt a massive plus point they will not click on the ad

Change the main image to the current 5th image along. The main image is the MAIN reason people will continue to look at your ad or even click through if they are viewing on thumbnail. The exterior of a building will not sell your unit as well as your interiors

Remove the 7th floor info from the post. while not looking to hide info in anyway you are also looking to get people through the door as the unit looks great and should sell itself. 7th floor could be a negative to some people that they will over look when seeing the unit.

Change "right in time for padres season" to "Available for Showings TODAY"

This is just a guideline and hopefully will give you a little more success

Also repost the ad as 9 days old

I would say be careful with the above as basic search on google gave more scam complaints than site references. Although there are bad cases for a lot of sites just research first
