You should list and get way more exposure! I can go over tons of options for marketing with no cost or if so a fee once sold!

Be sure to calculate 5% for vacancy, 5% for repairs, 11% for a property manager, about $175 monthly for cap ex, Trash (Whatever your trash fee is) Home owners insurance also. But this is very low cost you might make out paying a more than $100 on a trajectory but nothing to run away from. Simplified like the rest your getting the majority taken care of that in itself is a victory in a battle.

I agree plus the service should be unbiased and give no right or wrong opinion just cold hard facts that are based on pure math that the client or customer would take and run with. The old saying holds true. "Men lie, Women lie but numbers don't "
