Hey Everyone,

I have  four multi units  now  and  would like  to leverage. I've done  some  pondering and  have  decided to up the  ante  and  boost up my business  credit.  My goal  is to  purchase  an  investment property  under my  business name  and  credit and have searched  for conversations  on this  subject but their are very few that don't answer my inquiry directly, I've talked to a few  investors  and they are  saying that it is  not effective  and technically not possible  because  the banks  with the business credit won't lend  on properties  technically or  something to that affect.  Is  this  the  case?  I have  been told that folks  have been creatively     buying  with business credit so I'm at a slight stand still and would like to  hear from  a few  folks who can  chime in  on this  subject that I am  still a  bit cloudy on.  Thanks in advance.

Ive been getting mixed feedback on buying property with business credit, some saying the banking system wont allow it etc What are the steps to buying houses and investing with business credit??

I like the numbers in this deal stepping in and it will be even sweeter once rents are raised! Always remember you can charge more for storage separately to offset those cost! My only concern is the $185 a month for repairs and their being no Cap ex which we know are the big ticket items like roof replacement etc especially since it is not newly rehabbed! One thing could go and be considered old and go and the next thing not so it sends numbers out of wack! To offset that brain scatter id add a higher percentage to repairs as a worse case one size fits all model and be prepared and if nothing happens you'd just be in favor.

This is  pretty spot on,  Its also  safe to say that town  off the speedline like  Audobon, Collingswood  and all of the Haddons were  mostly built in the early  1900's  similar to Philadelphia so even with a  rehab  I would  higher the  cost of  repairs  withholdings  close  to  8 to 10% and  youll have  the majority with Knob and Tube!  I see similar numbers in Gloucester Township with 80's builds.  Depending on where your  at in Collingswood  you can get anywhere up to $1300. When it comes to towns  like  Oaklyn I noticed  more  often than not  one  unit is  a 1bedroom($800) and the other  is  a  2bedroom ($1100)
