Post: Looking to network with Realtors/Investors

I moved to the Baltimore area and now I'm looking to become a licensed Realtor. I'm doing some research and making sure I align myself with a good company that will train and mentor me. I get emails daily on people looking to find/sell homes, and I feel I will be a better service to these people if I went to school and got my license, and worked with a company that'll assist me in helping them. I would like to talk to Realtors/Investors in the Maryland area mainly because I'll be getting my license for that state and would like to know how the market is, and see if we can get together to share some tips or ideas. I'm open to network with pretty much anyone, I would like to learn as much as I can and I feel in order to be successful networking is key. Please tell me some tips and/or strategies you've implemented in order to find your leads, and close your deals. Can you tell me while working with your clients what you've noticed is key to closing a deal? I hope I'm not asking for too much thanks!

TCS Foreclosure requires $10,000 to start that automatically eliminates them from my list. Ameraco, find it and fund it program is something I may look into. It cost $495 to start and is registered with the BBB, and as far as being a note broker goes I'm going to go with Wes-State it requires $149 to start gives you access to Note Holders (they don't know if they're selling, but knows they have notes), Investors who'll pay 5-10% for locating a note for sale that they buy, and the chance to partner up with company, if you tell them about a note and they buy it they'll split the profits 50/50, and it's registered with the BBB. You have to do your research, and go with what you know

You have to pay $400? I thought it was $495. I don't think it's a scam they're registered with the BBB and don't have many complaints, and for the complaints they do have they responded to them, and dealt with them so that's a plus (You have to keep in mind it's not the amount of complaints you want to look at it's how they responded to them that's important) I know another company called TCS foreclosures that's doing the exact same thing as Ameraco, but they want $10,000 to start. They claim you'll make that back with your first deal. I've been watching Ameraco periodically and I've seen how many Investors sign up the last time I checked the most recent Investor signed up last month. They've been around for a while so they may have many Investors, they say now that have 9,000+ investors. I don't know what to say except just try it out for yourself. I tried using Google to find bad reviews on it, but nothing came up (which is a good thing, if a company is a scam or have bad reviews you'll find it on google)

Anyone ever started this? I receive e-mails on a regular basis. Basically they teach you how to find homes going under foreclosure, and when you find it andsubmit it to them I think they'll contact you within 1-2 days (or 1, 2 hours I don't remember) telling you if they'll buy if they do you'll get 8%-10% for what they purchase the home for, then they submit the property to their investors and they bid on it, and the home goes to the highest bidder. It's registered with the BBB, and is in good standing with them. They have over 9,000+ investors, and it's ideal for investors and bird dogs. In order to join it costs $495 I don't like that, but I can understand why it costs that much. For Investors you can join only if you can pay all cash and close quickly. You must already have the capital if not you must already have access to private funding so you can close quickly. I don't know if Investors pay to join, but I know Bird Dogs do. I want to start but I want to see if anyone tried it and is having success with it.

Someone told me about it on Myspace, and I read it but didn't like it. It's kind of like MLM, you go around recruiting people and you get paid when they sign up to get the course.

I find great deals for my investors on that site, plus I use a little common sense when trying to find sellers who are desperate to sell, it's very useful

I love craigslist, I find most of my investors on there who are looking for birddogs, and I find motivated sellers and buyers. I work with investors who'll pay me if someone I refer to them sells, and work with some who pay me if I refer to someone who buys, so I go on craigslist to find these buyers and sellers. If you know where to look you can find endless amounts.

One fear that I have is probably talking on the phone, I use to stutter as a kid, but I'm a lot better now, but when I see a potential deal I can bring to my investors, and when I call to try and offer them a price I get nervous and end up stuttering sometimes. That makes me sound unprofessional, and 10/10 they decline my offer, not because it was bad but because I sound professional. I'm trying to work on that

I get e-mails from Real Estate Arena on a regular basis, they send me properties that their members post up and are for sale, you can actually go on their website, and view properties that are for sale that members post up. A lot of people have joined, and even though this company have 3 complaints over a year's period that isn't a bad thing, most banks get more complaints than that on a daily basis. You have to keep in mind it's not the complaints but how the company responded to the complaint is what you want to look at. If you see they have tried to fix their customer's problem and did everything in their power to do so then you should be pretty happy with that, there are other companies out there that don't bother trying to solve their customer's problem, and some companies' higher ups can't be reached you always have to talk to a "representative" (a really crappy one at that), but with Real Estate Arena you can actually speak to the founding father, which is Peter. He'll give you his e-mail address, and his cellphone # if you want to talk to him about an issue you have. I know it may seem like I'm promoting Real Estate Arena, but I'm not a member and I can't promote something I'm not apart of. I'm a Bird Dog, I go on Real Estate Arena to find some pretty good deals members post up, and send the information to my Investors. I don't pay for it, and I don't have to be a member to do this, it's quick easy access, plus I find other Investors I can bird dog for. Real Estate Arena has it's pros and cons like all things in life my thing is it's fairly cheap, you can cancel and receive a refund at anytime last time I checked it's $19 for the first month, and $39.95 monthly afterwards, but it always changes so I don't know. You can always try it out and see for yourself if their training is worth the price, if not just cancel and get your money back plain and simple!

I heard his program was a total scam, people were getting ripped off, I forgot what website I read it on, but you can always go on scam.com or type in Robert Allen Scam on google.
