@Brian Burke A few things:

1. Have the book as a reference next to me next time I am evaluating sponsor/deal
2. Need to ask for way more things from Sponsors next time
3. Sensitivity analysis and examples of how exits can change the math on return were great way to show how much flexibility there is in real estate 
4. Enjoyed your rant on Cap rate  :) 
5. Really great and clear description of Waterfalls!


Before your book there was only one other book I found that was aimed at the passive syndication investor and it is refreshing to have more sources for information with concise and clear descriptions on what to expect and what to watch out for!

As a passive investor all I can say is thank you! Finally a book specifically for the passive investors with actual examples, going through the terms, different structures, and giving a perspective from the passive investor not just from sponsor perspective. I will admit I still have 50 pages left, but I wanted to say "Thank you!", as it has already been really valuable for me. It is a quick read, straight to the point and a great reference. I wanted to put a topic out there so hopefully others who are passive investors will get the book. 

I cannot wait for the physical copy so I can have a more tangible reference (yes one of those people that likes to browse through real books!).

Word of warning, if you are listening to the audio book, the section on waterfalls NEEDS the reference, otherwise you are in for a headache :)

So while I cannot @ you Brian Burke (yet) I am sure you will see this. So Thanks!

I have 2 investments with them, so far so good. Happy to discuss more if you have questions. I did like their approach and that was one of the reasons for investing with them. I also have met them in person and talked more with them about the investment strategies.

Thanks everyone! It makes sense on all of the items. I have no need yet to prove my net worth, but knowing that in theory it is possible trough the sponsor is encouraging. It was just a question that I had as I am getting more into the syndication world.

@Lane Kawaoka I would love a tracker sheet, I am preparing one but would love to see what someone with more experience has!

i was trying to find an answer to this question, but nothing came up in BP or google. Here is the situation. I have invested in a couple of syndications and then I started wondering how is my net worth calculated. Is it simply the value of my investment or is it the value of the underlying asset? If the asset how do you go by at calculating that, do you ask the sponsor?

I am headed to a conference in Cincinnati, and being there I thought I'd check out Cincinnati and Indianapolis and hopefully meet face to face for coffee with RE Agents focusing on commercial multi family real estate. We are looking at properties <600K. Does anyone have recommendations for a good RE agents in those areas?

There is a meetup in SF tonight that we are going to actually. If you go to the meetup site you should have no problem finding it @J. Martin organizes it

I must agree with all of the women so far that having a women specific meetup seems limiting. Honestly I have not been to any REI meetups yet (hope this will change this Thursday :)), but I do work in technology, which is a pretty men dominated field. I am much more comfortable in a mixed meetup environment - it usually tends to stay more on the topic of the meetup, than just discussing gender issues (not that there is no need for that considering that gender issues do exist). The only thing I can ask from the males at a meetup is to try and be more open minded and judge people on their abilities, not just the gender or age. The whole "boys club" mentality can only hinder the possibility of expanded opportunities, or creative solutions.

@J. Martin That said here is my view on the questions posed:

  • Is there a need for women-only meetups? 
    • Do not think so - the more people the better the opportunity for networking
  • Do women feel comfortable going to meetups that are predominantly male?
    • I do :)
  • Is there something I can do to make women feel more comfortable coming to my meetup?
    • I think for some women it might be important to see that they are not alone. This I think can mitigate some of the issues raised for security. I do think that women presenters would be great, as it can be beneficial to see successful women not just men.
  • Is my premise that there is something more that can be done flawed because all women are totally comfortable joining these groups? 
    • Not all women are comfortable joining these groups, I think some can be intimidated. To that point I am not sure I can provide suggestions. I think @Erin A.  was likely most thorough on proposing solutions. 
  • Something I can do better?
    • Maybe a word of mouth campaign might be more beneficial (and might already be if you are saying that 39% of the RSVPs are women). You might want to check other REI meetups in other areas as you might already be doing a good job :)
