As a cat owner I can testify that this actually has worked better than pet store solutions in our house:

First mix vinegar and water 50/50 and soak the area

When almost dry soak the area with a mix of 1 cup hydrogen peroxide (3%
) mixed with 1 teaspoon of dish soap. Sprinkle baking soda on top and let it dry

It removes the smell and the enzymes as well. On hard surface you might need to repeat...

I would love to hear more from the pros as well. The only thing I can contribute (since I have been trying to go through all the podcasts...) is that in a few of the podcasts when the question came up the consensus seemed to be that the 50% rule was more like the 60-70% rule for larger apartment complexes. But don't quote me on that :)

definitly a few things to research. Reading through the forums I am starting to wonder also about comercial loans if I were to expand the multifamily to more than 4 units. I will have to research how my foreclosure would affect that as well and if it will have less of an affect than conventional financing.

@J. Martin Thanks for the info on the meetup. I joined it and I will definitly see you there soon. I am bummed that I will be out of town for the next one :(...

We did buy at a good time and the rental is cash flowing which is great. We also bought our primary at the bottom for Pittsburg in 2011. We will be looking into trying to use some of the equity in the rental for further investment.

I will definitly look into the areas around here, but going for multu family seems to require much more funds.

@Robert Sepulveda Since it will be an investment property I do not think that VA benefits apply at all. If I am wrong would be awesome... Is the portfolio lender you know of for a heloc or purchase. For purchase I might be ok with 55%.

I will start calling some banks next week to see what might be my options (if any). I might look at portfolio landing as well right after I do the research on how to find portfolio landers :)

On our current primary home we did take out a heloc last year and it was under my husband's name with me as "supplemental income". However this was penfed and I have heard they are not into investment loans.

@Alex SImon Thank you for starting this thread. I am not out of the US like you, but turnkey is something I was interested in as well and have been trying to research on BP. My impression was the same as you, however my thought was that I might be willing to settle for the lower return than doing everything myself, considering the people who did the work had to get paid as well.

@Eric Z. Is there a standard meetup group that meets or is it announced in the meeting forum section? I found a few RE related meetups in the area, and I was not sure if there is a particular one.
