I am in process of purchasing a shopping center with 2 separate buildings in Oklahoma. Each building is owned by a separate LLC. Both LLC have the same members so I am dealing with same group(3) of people. I am using a single PSA for this transaction, however there will be separate deeds and assignment of leases ofc. From tax perspective, can anyone advice how best to structure this transaction or any suggestions on what I need to do.? Thank you!

I really like a shopping center. A little concerned though about the older gas station tenant. It’s been there for 40 years. There was a phase 2 done in 2017 which was borderline ok. I am worried about liabilities with older gas stations. Can someone share their experience or views please! Should I buy it still? 
Also in future sometime, if that tenant leaves, is there any extra work or regulation involved proper measures for shutdown or is it like any other tenant leaving. Any phase 2 required to be done at that time too? 

Hi all, the shopping center I am planning to purchase has a gas station and a marijuana dispensary as 2 of the 16 tenants. These tenant has been there since 1980 &2009 respectively. Is it complicated to have these type of tenant? Do lenders not prefer it? Does it mean extra obligations on the part of the landlord? Thank you! 

Hi, I am looking for Financing for a retail shopping center that I am purchasing in Las Vegas. I was considering interest rate swap financing and wanted to know from people who have had experience with such financing. What are the risks? Even conventional loans have pre payment penalties so what else is the risk in going with interest rate swap product that many big banks offer?
Also look forward to connecting with folks who have commercial investments in Vegas.

I am an out of state investor from Bay Area, California and although I have done a lot of research online about Tucson real estate, few minutes with someone local would be so much more valuable.
