shopping center with 40 year old gas station

I really like a shopping center. A little concerned though about the older gas station tenant. It’s been there for 40 years. There was a phase 2 done in 2017 which was borderline ok. I am worried about liabilities with older gas stations. Can someone share their experience or views please! Should I buy it still? 
Also in future sometime, if that tenant leaves, is there any extra work or regulation involved proper measures for shutdown or is it like any other tenant leaving. Any phase 2 required to be done at that time too?
