As Mike pointed out, most of those shows are fake and of course designed to get ratings.

You have to remember in this great country of ours, people can make idiot investments all day long. That is why many more fortunes have been lost in real estate than won.

It is ALWAYS the right time to being buying somewhere in the states. You should never stop investing no matter what. Of course with different cycles you will change your techniques, but it is always a great time to buy. In every market there are ways to make money.

You do not need any money or credit to purchase property. The key word being "YOU".

I have purchased millions of dollars worth of property using none of my own cash or credit. You need to learn how to be creative and use the following investing techniques.

1. wholesaling
2. lease options
3. subject-to

Since you have been looking a year and a half, you have been looking in the wrong places. Find an experienced mentor to show you how to do this business the right way, so you stay in business a long time.

Money should never be an excuse not to get started. Good luck.

You set goals daily, weekly, monthly, yearly, 5 years out, 10 years out.

The first thing you need to do, is start with the end in mind. What is your goal for real estate investing 10 years from now? Then work backwards and find out what you have to do to achieve that goal.

Also, remember if it's not written, it's not a goal.

You should never go to bed at night, if you do not have your "TO DO" list made out for the day ahead which will help you accomplish your goals.

Trust no one and get everything in writing. And when they try and screw you (which they will) go after them with a (legal) vengeance.

Make sure people know that you are not someone to mess with.

My biggest mistake was taking bad advice when I first got started. I trusted someone who I should not have trusted, and it ended up costing me several thousand dollars.

Long story short, I took over a property subject-to and did not check the loan and got killed on negative cash flow among other things.

This is just another story of many about getting ripped off by dishonest investors.

It happens to all of us and the most important thing is that you get over it and keep pressing forward.

I am very blunt, so you won't have to worry about getting any B.S. from me.

I am a full time investor and I have worked my butt off to achieve to this. 95% of investors will never pay the price for success which enables you to do this business full time.

I have worked 7 days a week, 12 hours a day to get where I am at. It is not easy because if it were, there would be a lot more millionaires in this country.

Just make sure that you have written goals and that EVERY single day of the week, you are doing at least one activity to get closer to the goals.

Also, remember that we are all going to die one day, so you have nothing to lose by giving it your all.

I love winter time, that is when I get some of my best deals. There are few buyers and less competition, so make sure you are buying property 12 months out of the year. Never take a month off.

Great post. Too many people don't understand that in order to be successful you will be educating yourself until the day you die.

I am a very successful investor and the more successful I have become, the more I spend on my education.

I will spend at a minimum 25,000 this year on my education and I know that I will make 10x that amount back.

I often tell people there are several things you can be cheap about in life, but they are NOT your lawyer, your accountant and your education.
