I study all of the gurus out there and have purchased Chris's material. He is legit and offers a good product. He is one of few people who I have been impressed with.

Any coach you get, you should be able to work with them one-on-one. Then they should work with you at least 12 months.

Next ask him for the addresses of three of his properties. If he hesitates about giving you the information, then run the other way.

The quickest way to success is to find someone who is where you want to be, and have them show you the way.

(In the interest of full disclosure, I am a coach, not a guru)
Just like everyone else, I got screwed early on and lost a lot of money to a con artist. However, I didn't give up and eventually found several mentors who showed me the business.

I think it is crazy if someone doesn't find a mentor, because everyone I know who is a millionaire, has had a mentor to teach them the way.

I would go to your local REIA's and interview several people and find someone you trust. Also, make sure they are still closing deals and not just some salesman who is trying to rip you off.

The best test I know is to ask them for the addresses of 3 of their properties and if they hesitate with the information, then they run the other way.

Brad,

You certainly have the right idea and understand the value of education. The more money you invest in your education the more money you will make.

There is an old quote about if you want to know the size of a man's bank account, all you need to do is look at the size of his library.

Also, you mentioned you read the E-Myth, well Michael Gerber just came out with an incredible new book called Awakening The Entrepreneur Within.

Keep educating yourself and ignore anyone who tells you otherwise, because if your bank account is not already bigger than theirs, it will be soon.

I have gotten bird dogs from signs, but never any deals.

They attract attention, but for some reason nothing ever materializes.

I got criticized for spending 25k on my education this year and I love it. The reason I spend that much is because I am thinking BIG. I already own dozens of properties, but I don't want to stop there. A true entreprenur wants to continually improve and grow.

My education teaches me how to improve my systems so that I can buy more houses, make more money and do all of this faster.

If anyone has read the book the E-Myth by Michael Gerber, you can understand. I am constantly improving my business, so it operates like a McDonald's franchise-turnkey.

Life is short folks, why settle for 50 houses when you can have 500.

You don't need much money or any credit to get started. Start out wholesaling so you make some quick cash. With wholesaling you are playing "match maker" and making 5k to 10k in the middle.

For the money you do need, have the guts to put it on credit cards. Many real estate empires started on credit cards and the beauty of this country is that anyone can get a credit card.

Just be smart and use it for business, and not like other idiots who go out and buy flat screen tv's, etc.
