@Chris Kay

I get that. Another tactic you could try is Google searching "Keller Williams Brokerage Near Me" just pick up the phone and call the front desk. I would ask to be connected with a fairly new real estate agent. Reason being is because they will be a lot "hungrier" to find you such a small deal. I say Keller Williams because I used to be an agent there and I know they are a large brokerage world wide.

100% of $1,000 commission is still better than 100% of $0 commission.

@Chris Seveney

I've heard deal machine as a sponsored ad on the BP podcast years ago. Wonder why the reviews aren't so hot

HI @Jimmy Rojas

You have to show 2 years of taxable income to the IRS. Not sure how long you have worked at your brothers business but the general timeframe is 2 years

Quote from @Preston Dean:

Hi @Michael Ewers

I have had a few past clients from Cali call me saying "I sent post cards to home sellers and I have someone who wants to sell, can you help me with pictures and videos"

I think their method was just mass mail and they got a few hits. Another way is to check out this website. It gives you a list of all the assumable mortgages in your area.  https://assumelist.com/

 Thanks Preston! I feel direct mail is another great method. Is there a certain direct mail service they prefer?

 @Michael Ewers

He just replied.

Hi @Chris Kay

Sounds like you have the beginning of some good deals!

STEP 1: Go to the top of this page BUILD YOUR INVESTING TEAM

STEP 2: Click on AGENTS (for your deal finder)

STEP 3: Click on LENDERS (for your lender

STEP 4: Click on PROPERTY MANAGERS (for your property manager)

STEP 5: Ask those property managers & agents for contractors

BOOM. CORE 4 BUILT!

HI @Dallas Hoover

I think the guy/girl you should be looking for is a commercial agent/broker. Easiest way to do so would be to go to the top of this page under AGENTS and then answer the preliminary questions they ask you. Then you'll be connected with 3-5 agents in your area.
