I’m thinking of taking RE license to build my portfolio for PM in California. Can you recommend some good schools and programs to prepare and take the test.

I already do PM for my own portfolio of properties of 8-10. To manage someone else’s propery I would need to be licensed.

Please provide your thoughts and expertise.

It’s part of the game. I recently bought a home all cash paid after all the due diligence - inspections, repairs, etc. that you can think of. Before renting it out the we found a leak from standing shower plumbing to kitchen. I had to scramble to get it fixed. I thought to myself it was like beta testing. Luckily there was home warranty that covered for the most past. If you have questions DM me.

@Amanda Jarrett May be you already tired/thought about like some incentives like half-a-month rent free, free internet, etc.

May be Airbnb worthy thinking

Hi, I need a legal referral and/or advice on a deal I’m working on.

I got a property in escrow but the closing date is past due now, more than a week old. I did inspection with my own costs. Found several issues. Looks like owner is working on fixing things. No new docs or agreement have been signed since the closing date expired.

I would like to back out. Plmk what suggestion you all might have. Any legal obligation that would force me to stick to the deal.

hey @Bob Cantwell did you use one of these or anyone else. I'm in a similar situation and need get the IQ setup to get this process going. so looking for someone w/ good recommendation.

Hi, I’m interested in discussing commercial residential loan with a big chunk down and options to finance commercially?

For e.g. let’s say I bring $ 1M to the table and how much I can go for the commercial loan just on the merits of the asset? Like to understand a few scenarios and option. So if interest please respond.
