@Timothy Haywood, thanks. I reserved a new condo that will be delivered in 2.5 yrs and I'm hoping will appreciate to offset the wait time. I have reached the DTI cap with other investments. I'm looking for private funding that can help me through this transaction. My plan is to flip this condo and pay the finder with agreed interest rate. This is in Seattle. I'm also evaluating a backup plans of offloading my other investments but I prefer to figure the private lending....

@Mellisa, I identified a prop that will work for my criteria for long term investing. I just need an agent to act on my behalf to sign bunch of paperwork without even leaving office. I'm willing to pay flat fee of some sort but expect buyer side commission refunded. Any recommendation will be helpful.is this even workable solution?

what are the ways or pointers to secure private funding for a new property that will have some equity from the get go. please share your thoughts. please share your expertise. I can provide some referral bonus...if I end up going with any recommendation or contacts.

I'm RE investor. So far I have used my personal credit to build the RE portfolio but I hit high debt to income ratio to get any more new loans. I'm finding some nice properties that have equity or potential to go up easily or could easily rent out place for long term benefit. Can people with experience please share with me what and how to get financing? I'm open for partners/investors etc but where and how to pitch to them?
