Im looking for a DIY cost segregation option for a small 12 unit apartment. The size doesnt justify going with a manual cost seg study with a vendor like ETS or so which would cost us over 5k. I came across this software that seems to do it for just $650.  It's called Cost seg EZ. Any body have experience using it or any other diy cost seg software?  https://costsegez.com/ 

kbkg doesnt provide software reports for anything more than 6 units.   Any other cost seg software recommendations which doesnt cost thousands of dollars and provide audit guarantees?

@Bjorn Ahlblad what do you think is a good price per door for a studio unit to buy as a brrrr deal ? How isthe contractor availability for rehab in that market? And which Property management do you recommend there?

How is the rental market in Aberdeen,wa? Is there job and population growth or it's a stable low growth market? Are there any new employees moving in there?

Is it a good idea to buy an apartment there for capital appreciation? What is the market cap rate for stabilized class c apartments there?

@Josh Anderson What areas of management does the software solutions not do. How can we  reposition storage properties being remote? In what ways should the owner be involved in day to day affairs during repositioning? Is it possible to outsource it to a company? What is the minimum size of storage units that would be managed by property management companies who can also reposition a property. Are there any ways to reposition a property without property management companies?

Folks, I  have been mostly owning Rental properties and thinking to diversify into Self storage.  I am looking at a self storage facility to buy out of state. Any suggestions on how I can find property management companies to manage them? The size Im looking at is about 100 units. Also are their any other red flags to  watch out for in neighborhood locations/crime etc.

@Edward Seid Good point, however hardly any homes show up with that filter. @Michael Haas What characters of the home do you see that can potentially contain a ADU? Have you seen any new built communities with ADU / MIL options? Is it even possible to house hack on a newer construction without renting out rooms?
