I own a triplex in Ohio and all three tenants are friends and each other keep creating some or another issue each month which is going crazy.

1. One tenant never pays on time and she says before paying rent some or other issue when someone is there to repair she never responds.

2. We have a fixed furnace actually got a new furnace since she was out of heat she creates claims to pay for her hotel and all that ...

Every month some of the other issues keep coming or they bring up... I am out of state investor. I have tried with one property management company but didn't go well.

The lease is with the old property management company we ask for a new lease they don't do that also.

Partner with some one you can work with that might help a lot but if you are fte then you can figure out if any issue

I have a 4 acre land in Bothell,WA some area is wet land if something can be done it’s a huge potential, what options do I have I don’t want to buy the land before I know what options I have to make this work else no point in buying this land.

Big land but some area comes under wet land ..,

Any ways to work around this ?
