If anyone is looking to build a DADU in Seattle and wants to get a bid, I have a great contractor in mind. They are very familiar with the City of Seattle's approved plans and can take the project from start to finish. They have been focusing exclusively on building DADUs for private clients since the new regulations (prior to that I was their Listing Agent on all their new construction projects). Thanks for all the feedback most important Carls on what should be on the lease. Thanks all for sharing your contracts... so sweet of you... I have been having a hard time to making decision with PM since unless you try and give then chance you will know

@Greg beris that is what i m one is in month to month lease so kicking them out and other lease expire so now middle tenant seems to ok so will see how that goes

Do you have a Liability and umbrella insurance policy - LLC only has rental properties?

If so who is your provider?

@Brian GarlingtonYes, I have quite a few properties now and doing flips too. All of them are on the west side only.

I have few good flips and wanted to make contracts with a few good contractors... I wanted to have more good boots on the ground and find the best and reliable people/team in cleveland
