Hi Neil, great properties! When did you buy these properties? I am also looking for STR in Blue Ridge or Helen. Do you have any in Helen as well? What's your opinion on Helen?

Often when a new high school gets built along GA 400, it becomes a top-ranked school (not because of great teachers, it's just demographics).  Get ahead of the new high school opening ... find the good elementary school, find the School Board and their multi-year plans.  

I appreciate your thought process and completely agree. The schools are great here because of the demographics so I will do my research and take a look at that.

Thanks for the insight Rick. I completely agree. I remember I was interning in Alpharetta in 2014 while Avalon was under construction and to just see the impact it has had on housing market in such a short amount of time is astonishing. At that time, I had 0 money but now I have 5 years of corporate finance experience and savings under my belt to take action on my first deal.

I was looking at exit 17 on 400 as I believe it is still in process of becoming developed. It is also much cheaper than the rest of Cumming area. My primary residence is in the South Forsyth high school district (currently ranked #2 in state) so prices are in the 400s already.

What do you look for when only buying land vs property? Cash flow is nice but appreciation is even better in the long-run. I have seen some lots near the lake

Hello everyone,

I recently moved to Cumming and bought my first primary residence. I am aware that Cumming is an area that has grown in terms of population in previous years and will continue to grow but given the current environment prices are high and inventory is going by fast.

My question is for all investors investing in the Atlanta area what areas do you believe will grow drastically in the future? What areas do you think are similar to what Cumming was a few years ago? Cumming is still growing but I don’t want to spend high 200’s on my first investment property. What do you all think of Dawsonville? I know there were talks of creating a 2nd airport there a few years ago.

Generally speaking, I am curious to know what markets are fellow Atlantans currently investing in and which markets do you believe are currently being overlooked at but has the ability to tremendously grow over next few years?

Thank you Kevin. This is exactly what I ended up doing. I guess one of the positives of this issue is that I am learning a lot.

I actually found out it's a bigger issue. The gas company incorrectly pointed the issue to be the regulator (which is actually a simple fix from what I have learned). The issue is that the pipe leading from the attic to the fireplace is leaking. I have the gas shutoff for that part and now no gas smell. The pipe needs to be reinstalled behind the wall. Do you think this is something I can get the previous homeowner to be responsible for? I figured he'd have to know of this issue since I have had this issue of moving into the house. It hasn't even been a full week of me being here. This is a bit frustrating. 

Hi all,


It hasn't even been a week since I moved to my house that was built in 2007 and I am having a gas leakage issue. The gas company has completely shut off the gas as of today.  They are saying there is leak on customer fuel line which is basically the maxitrol regulator leaking in the attic. They recommended having a plumber check out the issue. 


Has anyone dealt with this before? I am located in north Atlanta (Cumming) so if anyone knows anyone or has any recommendations that would be really great.

I am purchasing a home which will be my primary residence and I putting down 15%. I was going to change it to 20% but that would mean I have to pay for the interest rate to remain the same essentially paying $800 in fees to keep same interest rate as I would have at 15% down payment.

I asked my Lender if I can remove my PMI within the first 3 months as long as I pay an extra 5% of the Purchase Price. He said I could as long as I pay the 20% of the original value of home then PMI will be automatically removed. I specifically asked him if I would have to get refinancing and he said I did not. I rather only pay 15% down now to avoid the $800 extra in fees if I can remove PMI immediately. Is this normal or is my lender missing something? I have asked some people and many are saying I could only do that by refinancing so I am a bit confused.

Hey Everyone,

I recent purchased my first primary residence and I was looking at homeowners insurance. My home is around 2800 sq ft and for some reason all the companies are giving me such a high rate. I am getting quoted between $1400-$1700 a year. That's insane! A friend of mine purchased a similar property in the same area and is getting the rate at $600 a year. I have great credit score but my brother got in a car accident last year and he was on my policy. Does my car insurance history affect my score? I am just trying to understand. I got quotes from AAA, Liberty Mutual, and Travelers Insurance so far. 


Any helpful recommendations will be greatly appreciated as I really don't want to pay over $100 a month for Homeowners.
