Does anyone know of any software that one could run a cash flow split analysis for a joint venture?

Maybe this is something BP can offer as one of their tools in the future.

Can i get some feedback on this deal?

This is a commercial property, ready for move in. any inside repairs will be done by the tenants. 

HOA includes water, insurance and maintenance.

i have interested tenants ready for a 3 year lease lock in.

The rent in the area is up to 2100-2200

the seller is asking for 299000, i plan on offering 225k; i did the analysis on the basis that the property may be worth the seller's asking price.

Hello all,

Can someone refer me to a good commercial real estate attorney in brevard county fl? also is it common to pay said attorney a percentage of the deal once it is closed? or is it more likely they will want an hourly consultation fee (plus the percentage of the deal)

i am looking at a commercial property in a strip mall, although i will run the numbers; i would feel more comfortable with an attorney looking at said deal to confirm that i am not being overly optimistic.

@Jaymie S. so they have never showed up on your personal credit? how does that work?

@Tom S. that's only for a commercial loan right? so a quad or under would not work. it would have to be a 5 plex or higher?

okay so overall question, I am assuming you cannot get a commercial loan for quad or under; so an LLC buying a quad would show up on the personal credit but a commercial loan (5plex or higher) would not show up but is still needed for the loan.

am I on the correct train of thought here?

Hey all,

I was told that if a person were to buy a property with their personal credit and within 6 months of owning that property they "sell" the property to their own LLC; at that point that individual can then write a letter to the credit bureau that the property has now been transferred to an LLC and is no longer tied to their SSN and personal credit. After said letter is received from the credit bureau then the loan would then be removed from the individuals personal credit and be transferred to the LLC credit.

Is the scenario above a true scenario? has anyone accomplished this before if so how does the process work?

@Dante Pirouz you mentioned that you have an LLC and you can get a loan through the LLC. Have you gotten a loan through your LLC yet? does obtaining the loan affect your personal credit? I am trying to get a loan through my LLC but I cant seem to get one without a personal guarantor on the loan?

I get all the perspective and thanks for sharing; so I can assume that the guarantor requirement is going to stay regardless and there is no avoiding that until we have some "skin" in the game....?

Hey all, I need some creative ideas as it pertains to obtaining a loan as an LLC.

I currently started an LLC and I am looking to obtain a loan for financing deals. None of the members in the LLC would like to put their individual credit on the line to obtain a loan as to not affect their personal credit.

My question is how does the LLC get a loan without affecting any of the members of the LLC? I know the whole It takes two years or so to build the LLC credit and after that the LLC should be able to obtain a loan as an entity. my question is geared towards before we hit that two years of building credit. What are some creative options to achieve that goal sooner?
