I'm surprised there are no reviews here either! I'm the owner of RentPrep and longtime member of BP, as well as a landlord. RentPrep has been around since 2007 and is unique in the tenant screening industry because we are a real screening company with FCRA Certified Screeners. When most reports provide instant info straight from a single database, we create each report by hand - researching multiple record sources. Because of this our reports are more comprehensive and contain the eviction and criminal records that are misfiled and never make it into the databases.

And of course feel free to reach out to me directly through BP, I'm happy to help however I can. Much like BP, we exist solely for the purpose of helping landlords and investors.

Dave Savage I think I remember seeing you now.. you were literally right in front of me I think. And I didn't want to bring up my company the way I did but Nick was talking about starting a screening agency for the group, and we are the official screening company for the group!! Haha, I apologized afterwards to him and he said he'd start one now out of spite for interrupting his presentation. He's too funny. Hopefully he'll agree to an interview for our site on some of the landlord practices he discussed. Let me know when the next Roch meeting is and I'll grab Michael Sherwood to make the trip.

And David Niles I didn't know you were with Roberts Realty! Jim is a character and the life of the party at the meetings. Are you going to the happy hour at Frog Hair in the summer?

So last nights WNY REI meeting was pretty awesome with speaker Nick Sidoti. I met Michael Sherwood there and we got a chance to chat with Nick after the meeting. He is a wealth of knowledge. Wondering if Dave Savage Michael Wagner David Niles made it our and I just didn't get a chance to meet with you guys?

The next official meeting is not until Sept (which I will be the speaker) but next month is a networking happy hour meeting at Frog Hair for anyone that wants to come. I'll post dates when I know more.

I agree with Jon Holdman 100%. Tenants will eat you alive if your attitude is feeling sorry for them and making exceptions.

I agree Rob K that for you the "creditor" its attractive that they will be released from previous debt and wont be filing again anytime soon. I too have seen these situations work out well like in Ryan M. case

Wow you are in the very lucky minority for these types of situations. I've rarely seen them work out like it has with you. Nice job sticking to the script and following through!

Can't comment on which you should choose until that background check/screening is complete for both. No exceptions! If ANYONE requests that you not perform a background check on them it should be a huge red flag. Maybe after you run that screening your answer will be much more clear
