    Good day BP! My name is Arnaldo, i live-in west Pembroke Pines Broward County, South Florida. I'm still in the "almost over" stage of saving enough funds and capital for my first investment property. I'm 24 years young man, in the process of itching and passing my real estate sales associate state exam ( I completed and passed the course ). I want to occupy the real estate sales industry as my whole career, i want to start off selling homes for a broker until I have enough funds to live , invest, and sale on my own, or maybe become a broker myself. it's the only thing i can picture myself doing everyday for the rest of my life, and truly believe my passion and happiness lies within RE sales and investing. 

     My questions for you experienced and wise investors are...

1-What was your first initial investment ( apt, single family home , multi family home, etc.. )  ? how much did you have saved for the purpose of that investment? how much did you end up spending in total in renovation or whatever purpose for the investment? and any other information related.

2-With the wisdom and experience and education you now have after years of trial and error of investing , if you can turn back time and give the "newbie" you a checklist of all resources, things to be cautious of ( before purchasing investment ), things to make sure get done before any time of the investment, and just any essential task needed to make the investment of a property a little less of a breeze and more successful, or just any information you wish you would have known or been told, what would that checklist look like?

3-What are your daily resources you use for your general property investment information that gives you the inside scoop before most others do, or what might give you the "upper hand"? ( Professional personal relationships, websites, magazines, etc... )

4-Is there a specific location ( state or county ) that you would recommend for a first investor where the market is beneficial to us, and where you can get more house for your dollar and put more profit in my pocket.

What are some main characteristics that attract you to a potential investment home? Im beginning as a real estate agent here in Florida and i want to be able to flip investment homes left and right because it shouldn't be able to find investors/buyers for these properties. a good deal is a good deal. What is your "Good-Deal" perception? What attracts you to your next investment property? How much under market value are you looking for? what's the most amount of damage you'll commit to renovating? what type of properties are your favorite for flipping (single family, condo, large homes...) and any other opinion regarding investing in a home?

Bill Gulley Thanks very much Bill , i'll definitely look into that, one more question for you, So basically you're telling me building a traditional house from the ground up will save me a lot of stress, headaches, and most likely even money while giving me more architectural freedom in the long run compared to having to deal with working around codes, weld and other unnecessary construction... You think financially building a traditional house from masonry will run me around the same price?

Bill Gulley Well when i think of container homes , i get a picture in my head of more customized kind, multiple container welded together, more like a hybrid, part container part normal architecture (concrete ). I've seen container homes that were built that have more to offer than just an average home, and as far as height you got the standard 8.6ft and then they have what is called a "high-cube" which is 9.6ft. my ideas dont just consist of buying a container,throwing it on some land, and make it somewhat liveable, my idea expands far more than that. by any chance would you know where i can look for more info on city codes ?

Now a days the #1 best marketing tool is social networking ( Facebook, Instagram, twitter etc) and the main point of marketing a service or product is to get it in the way of someones vision so if it attracts them or someone they know word of mouth will do the rest of the work. That being said if you already have a social network built page made for your service I have a friend who literally all he does is marketing on social networks for a living by giving what is known as "shout-outs" and exposing your service or products to hundreds of thousands if not millions of people on social networks. Its crazy I know but its how he makes his money and he's real good at what he does, he mostly works with models , Artist , DJ's, restaurants , etc that are trying to get their name out more and exposed. The more likes or friends your page has the more "popular" it seems to the world of SN, and he can get you as many hits as you want as long as he gets paid for it. I don't know if my answer is what your looking for but it is a powerful strategy that i have intentions on using as soon as i get my real estate company established.

I was introduced to container homes a few years back and since then I just fell in complete love! I actually cant wait until I reach the capital to build my first dream house out of containers. Having the investor mentality I noticed there rare to spot. One of my really near future goals is to build beautiful container homes from scratch to then flip. Obviously I would have to start from a small container and work my way up to larger ones, I had an idea of building container homes in mobile home neighborhood but I'm not exactly sure if thats allowed. So what better place to ask other than BiggerPockets. :)

Where is it legal to build a container home? And are they allowed to be built in mobile home neighborhoods ? Im aware they have to pass a certain code , but where can I go to find more information on this?

Good day BP !! In advance id like to thank all who take time out for answering these questions, your feedback is greatly appreciated! Theres so much to learn in the field that it seems never ending ! which is OK because I'm obsessed !! I'm in love !! I honestly can say I've found my passion and I'm so eager for what my future holds in the field of real estate investing! :) :) ok, so I'm a beginner real estate investor future real estate agent ( will be a proud member of Keller Williams by the end of the month of June. ) .Along with selling real estate for the company I'm going to be doing some investing on the side as well. Ive put together a list of questions that I'm sure many beginners will be more than grateful for and will find them just as informing as me. i know that some answers might be extremely broad but, ill take whatever you got to offer. I know most answers can be found with some research but i'd like to hear different point of views.

1) What are the most successful and ideal techniques for seeking profitable foreclosures, short sales, and investment properties?

2) What are some recommended effective marketing techniques for finding potential buyers and rent tenants?

3) What are the different types of creative financing techniques used for investment properties, like what financing strategies would I use as property investor without using my money or credit?

4) Is it legal to be an active real estate agent for a broker and still do my own property investing on the side ( purchasing, renovating, and flipping ) ?

5) As a beginning real estate investor do I seek and build a relationship with an investor to fund my deals before I look for property? For example should I contact some investors beforehand and introduce myself and aware them like "look I'm going to seek properties that are profitable would you be interested in working with me and funding me if you agree we'll both make a nice profit?"

6) Are there any pre-warnings or potential risks I should be aware of that can put me in some sort of bad situation or financial crisis with a foreclosed or short sale property? ( Ex: Liens, or specific damages that are costly and can completely ruin my profit margin.)

7) And lastly any advice you recommend?
(Ex: should i begin with smaller properties like start with apartments and work my way up to single family homes)

OK Good day BP! Im 23 years young, i just obtained my RE sales associate license a couple months ago. Right now i'm a free-man! I have no wife and kids, I have my own living space on my mothers property (single mom) in the back of her house; which means i don't pay any rent, all I pay for is my car payment. So fortunately for me i have time to sit down make a plan and act on it with no pressure. My aunt owns a successful home health agency with about 200+ employees which my mother basically runs, and within that agency i am always hearing of some type of real estate transaction going on.
I want to start seeking foreclosures, putting them under contract, turn them into an investor, have them flipped. i'm just confused where to start. Im about to put an order for business cards (image is attached) but do i just passed them out and wait for a call, and if its an ideal deal, commit?
im sorry if i sound all over the place, but im just over thinking, im just a tad bit confused im literally a one man team trying to build a foundation.

if your experienced i would be honored if you feed me some wisdom on the first steps i need to take and how to go about them?
