New members here from Miami, Florida have a few questions for my humble , successful, and wise BP family.

    Good day BP! My name is Arnaldo, i live-in west Pembroke Pines Broward County, South Florida. I'm still in the "almost over" stage of saving enough funds and capital for my first investment property. I'm 24 years young man, in the process of itching and passing my real estate sales associate state exam ( I completed and passed the course ). I want to occupy the real estate sales industry as my whole career, i want to start off selling homes for a broker until I have enough funds to live , invest, and sale on my own, or maybe become a broker myself. it's the only thing i can picture myself doing everyday for the rest of my life, and truly believe my passion and happiness lies within RE sales and investing. 

     My questions for you experienced and wise investors are...

1-What was your first initial investment ( apt, single family home , multi family home, etc.. )  ? how much did you have saved for the purpose of that investment? how much did you end up spending in total in renovation or whatever purpose for the investment? and any other information related.

2-With the wisdom and experience and education you now have after years of trial and error of investing , if you can turn back time and give the "newbie" you a checklist of all resources, things to be cautious of ( before purchasing investment ), things to make sure get done before any time of the investment, and just any essential task needed to make the investment of a property a little less of a breeze and more successful, or just any information you wish you would have known or been told, what would that checklist look like?

3-What are your daily resources you use for your general property investment information that gives you the inside scoop before most others do, or what might give you the "upper hand"? ( Professional personal relationships, websites, magazines, etc... )

4-Is there a specific location ( state or county ) that you would recommend for a first investor where the market is beneficial to us, and where you can get more house for your dollar and put more profit in my pocket.

Those are my questions for you guys at the moment, in advance thank you very much for your time. i appreciate the gesture very much, excited to start meeting other members and help each other throughout our success.

** If there is any investors in the South Florida area that have projects going on and feel i can benefit and learn from you as a mentor, meanwhile i give you a helping hand. I would be honored to spend time learning and working with you and going through your whole process of property investment. I don't want a dollar from you , and i don't mind getting my hands dirty if thats what it takes to get the job done. i just want to learn some general tricks to the trade , ,just reply to the post and we can take it from there.**
