Hi Ori,

I'm pretty new to real estate investing.  But I do have to say your first purchase should be something that has more potential.  I've not heard great things about purchasing condos as an investment.  

As for securing finances, it's great you have 10%! I suggest finding a local mortgage broker you trust (or referred to you) to run the numbers for you. I bought my first home on FHA with only 3.5% down. The less you can put down, the more you have to move onto the next thing. Obviously the more you put down, the lower your monthly payments. But first thing is first... Mortgage broker. Find out what you can get preapproved for.

Wow 7 properties in that short amount of time is incredible! I have been planning on acquiring a property every one or two years- much slower. How are you working the financing on your buys? Conventional loans?

Wow you guys replied within minutes of my posting! Thanks for the prompt and much respectful feedback. I will keep using my current real estate agent for residential searches (1-4 unit plexes also). Placing a call to a loan broker to check my financing options after posting this. Thanks again. Kyle

I am looking into purchasing a plex for my next investment.  My current real estate agent got me into my current home and says she can also help me find plexes.  Is there a specific "type" of real estate agent I should be using for plexes or does it even matter?  She seems like a go getter.  To throw another bit of info out there.  I may be open to fixers, forclosures, and/or short sales.
