Realtor Situations: When negotiating a deal on a property that has had no upgrades since it's been built, and seems to have no visible issues, do you find the local Appraisal District accurate? 

(Accurate in using their current estimation as a starting point to haggle from)

I've been searching the internet for the method used to calculate a sensible rental price of a room for a 3 BDR Condo, but haven't found anything.

I know if it has to do with the measurements of each room, the condo itself, and whether or not the subject room is the master bedroom or not. 

Does anyone know the method I would use to calculate? Thanks guys!!

For you guys on here that have both an Appraisers license and a RE license, do you think it was a good move to make; getting both?

So, It's been a minute since I last posted on here.

I've been busy with some side projects along with my real estate exam. With that out of the way, my indirect research has led me to a big question for my fellow entrepreneurs on here that have experience with this:

-What moves must a freshly brewed real estate agent make to work luxury, preferably for an international firm such as Sotheby's?

For any of the ambitious and passionate cats on this forum that are ready to dive into the field of real estate, this may be a question you'll dig:

Does anyone have any good input on jobs and activities to boost skillsets and preparation when going into the field of real estate as a new agent?

Example: I'll jog through key areas that I think I might have potential to attract buyers, I'll engage people in conversation/negotiation daily, and I'm thinking about knocking out my appraisers license right after I get my real estate license.

In all honesty, I'm virtually preparing for real estate a la Rocky's training montage.

Bill Gulley -great input on the predatory lending laws. I'll have to begin familiarizing myself with those laws for sure.

Bret Allen -that's a strong triangle of skillsets you have, respect.

So you're saying that, once I've disclosed in writing that I'm a licensed agent, I'm obligated by law to tell the seller that they're marketing they're property at too low a price if I honestly believe they are?
What if I come across the deal "driving for dollars"?

As a an upcoming real estate agent in Houston, Texas, does anyone know the ins and outs of wholesaling while being licensed as a real estate agent..

Can you purchase an option contract with a seller, then find an investor that's down to buy the property? 

Can you engage in an assignment? 

Bigger question: Any of these transactions legal while being sponsored by a broker on the side?
