Hello, I'm Ariana. I am looking for wholesalers in the Twin Cities who willing to take on student ro at least willing for me to buy them breakfast or lunch and answer questions. I am new to wholesaling and I am curious who is in wholesaling in Minnesota that way I can at least learn how to starting mending relationships in Minnesota.

Hello, I am obviously new to wholesaling and I really want to be successful at in Minnesota. I very little people around who see it as a viable option where I can make a living with helping people in nonconventional way. So, from that, I am having difficult talking to sellers where I want them to know that I am here to help them. I don't know exactly how to contact absentee owners, tax delinquent owners, etc. that first time where they immediately know that I am offering them 1 million dollars but I want make their lives better without talking for an hour. This may also be the people that are just nonmotivated now, but does anyone have a go to script they use or words. Also, I am looking to talk Wholesalers from Minnesota who are interested in sharing with me their lead generating strategy and what is their go to platform for figuring out ARV. In Minnesota, is there a particular buy and purchase agreement for wholesaling you are suppose to use? Or is a generic agreement from the internet like free forms provided by youtubers good enough. I am a starting wholesaler and I want to have a form a deck as I am marketing for a deal and have been making calls.
