Just wondering - In general, do you find you get just as good of a deal with buying the materials as the contractor does? Do they get a good discount from the box stores?

For blank stock contact your local SMALL mom n pop printing company. Not a place like a UPS store, Not a Kinkos. Ask them if they will retail you a ream of canary bond. Or they can also print lines on it like legal ruled paper if you need it that way. They will typically be much more affordable than a photocopy or office supply store.

Would it work to maybe take her to lunch WITH the prospective buyers? Give her the chance to meet them *out* of the hotbed first. Maybe if you gained her trust and let her know it would be better for her to stay & rent in the house she loves instead of getting evicted from it.

We have to purchase remotely, without *feet on the ground* per se. We trusted our realtor & third party inspector to gather the information we needed to make an offer. I guess I've never had the issue brought up.

We are putting 20% down on a conventional rehab loan.

If this is "low class" I would hate to see what ACTUAL low class is!

I've also read its good to NOT have the account at the same bank your mortgages are from - because they can seize it, and freeze assets at will. Mine is currently, but thinking about changing soon.
