Looking to get started investing in small multi family housing. This property makes sense on initial calculations but would like some input and advice on what else I should factor into calculations. Are my percentages for vacancy, expenses, and cap ex good percentages to follow? What steps do you take after finding a deal that makes sense after analyzing with the rental calculator?

@Mike Sedlacek I haven’t seen the property in person but it’s rent ready and yes we could afford the mortgage if there’s a vacancy.

Yes this is a duplex. At the current price it’s not worth it but if they dropped the price to 250k and we could raise rents then the cash on cash would be around 10%

Thinking about buying a duplex with 7 bedrooms and 4 bathrooms in a small college town and rent to college students to get started in my real estate investing career. What advice would you give a beginner?

@Shanese Francis This concerns me too as I am looking at buying a duplex as possibly house hacking as well. I may have found a private investor, however, to put up half and rent both units out. What precautions can be taken to hedge against recession, if it does happen?

Looking to do a house hack. I want to get started in real estate and build long term passive income and start with a house hack. According to rentometer I could possibly raise rents on the 3BR/2Bath to 1400 and the 4BR/2Bath to 1600. Property is in a small college town that is growing. What advice can anyone offer and what else should I account for in my analysis? Thanks and Merry Christmas!
