Mobile Home Investing: A Million-Dollar Success Story

Ever wonder how I got started in real estate via mobile homes and went on to build a million-dollar business? 😎🥓💰📈🌱🍻

Well here is a sneak peak at how my first successful deal went down!

Well, I'm Ben Naught Jr owner and founder of PNW Used Mobile Homes at Www.pnwumh.com. I have been investing in mobile homes for almost 7 years now!

The first mobile home I ever sold is certainly one of my favorite! It was a 1993 double wide in Malino Oregon. It was 2017 and I had been trying to make a deal out of anything that would stick for the previous year. I tried single-family, multi-family, and wholesaling, I even bought an RV Park in the middle of nowhere on owner finance and ended up having to unwind the deal due to just to much-deferred maintenance on the park and not enough capital or experience to handle it.

Eventually, I found success by finding John Fedro's YouTube channel and just watching and taking massive action every day! In a short time, I had devised a plan to be the envy of most any man!

I decided I would take my shot at mobile home investing, (whatever that really meant at the time I didn't know exactly).

I knew from watching John that there where folks out there that had homes on land that needed to be moved that they wanted to get rid of for very little to no money (which was great as I had nearly none).

At the same time, I knew there where manufactured home parks that where looking to infill their lots with used homes. I started marketing like wild on Craigslist, Facebook, BiggerPockets, and LinkedIn looking for both mobile homes needing moved off land and mobile home communities looking for infill!

2 weeks after I started marketing I got a call from a park owner in Roseburg Oregon that had 5 empty spaces to fill in his park. About the same time I had gotten a lead on Facebook about a double wide needing moved ASAP off the land in a town near mine!

I negotiated a deal with the park owner to have the park pay for 100% of the teardown, transport, and setup into the park in exchange for me putting the homes in their park.

I was very excited to receive this news obviously however at the same time terrified as I didn't know the first or the second thing about moving and installing a mobile home!

I negotiated a deal after a week of back and forth, the seller wanted $10,000 for the trailer and the buyer remove it. It took me a week to get the seller down to $1.00 and I have my buyer move it off the land.

I decided to go ahead and list the home on Craigslist for sale for $15,000 and buyer pays to remove it! I then started taking calls and quickly sold the home to an investor in Kennewick WA for $10,000.00!!!

The buyer drove to my bank and deposited $10,000.00 into my bank account and then proceeded to remove the home from the land at his expense and a business was born!!!

I used that $10k profit to remodel 2 more homes that I got for free and that park in Roseburg paid to have installed and set up! Sold them on time and they became my first 2 cashflowing properties! let's go!
