I'm talking about the ability to disclose if I feel appropriate. I screened two potential tenants today. The first was a single mother of 3 and 4 YO boys who asked if the tenant upstairs has to pass the strict screening process that I told her she will have to pass. I disclosed that to her and she actually thought it was great. (The upstairs is mostly vacant). The other potential was a middle aged man and I didn't say a thing.

Thanks everyone. I've spoken to the agency and they are fine with me telling potential tenants that it's rented to an agency the provides transitional housing for women.

I understand the need for anonymity for all tenants but I think mothers with young children should be aware and decide for themselves if they are ok with having their children there before being stuck in a lease.

I have an up/down two family in MA and rent the 2nd floor to a transitional housing program for people who need to get out of abusive situations. The housing authority has asked that we not disclose this to potential first floor tenants. There is nothing in my lease with the agency that specifically prevents me from disclosing this to other tenants.

Do I have any obligation to disclose this to potential tenants? Should my lease include any language to prevent this from being considered breach if I don't disclose and another tenant isn't comfortable with it when they find out?

There is often a significant difference between things your obligated to do and the right thing to do. What's the consensus on what is the right thing to do?

I'm in the process of purchasing a 2 family with a detached two car garage that is currently rented to an older guy, separately from either residence.

The place is only for storage.

Absolutely no working on cars or running a business out of.

No storing hazardous material or illegal goings on.

Not in any way responsible for damage due to environmental conditions

Tenant is responsible for securing his property

Only allowed to access the space between 8:00 AM and 8:00 PM - so as not to disturb tenants.

The gentleman seems to be a hoarder and is in his 70s. One thing that is not addressed in his current lease is what happens to all of his junk if he passes on. Who pays to dispose, etc.

Hi, We're closing on our first two family and this will be our first long term rental property. I owned a place on cape cod that we did summer weekl rentals and let it sit vacant over the winter because we didn't want the hassle or risk of moving someone out every sprig and re-renting in the fall. Anyway, can someone point me in the direction of obtaining a solid lease document? I'm in MA.
