Does anyone on here have a contact or know who the main commercial real estate brokers are in Sedalia, MO? Researching that area looks like it's mainly residential real estate agents or commercial brokers from Kansas City? I recently purchased a property there that I'd like to list or possibly build out to a QSR as a NNN lease building. Any references would be greatly appreciated. Thanks

Out of state investor looking for someone to partner with in OH markets. We have family out there and want to start shifting asset investments to areas in and around Dayton, OH and/or Cincinnati. Looking for someone hungry and motivated to get into RE investing, but maybe doesn't have the means or cash to get started. We are looking at cash purchasing SFR at auction to flip, MFR, MHP, and possibly NNN single tenant commercial if it makes sense. Would like someone with boots on the ground to inspect and manage flips. Could be a hungry realtor looking for listings or someone with construction knowledge looking for part time work. We can work out a commission base pay structure or even equity partnership if looking to stay on long term. Could be a huge win win for both parties.

Thanks Mike, do you know anything about that area near the airport? I'm looking at a commercial building out there with a NNN lease. Looks a little rough on Google maps, but the retail store matches the demographic of the area. I'm just worried about filling that lease down the road if needs be. Any insight would be greatly appreciated.

@Ehsan Rishat honestly we do very few mailers and they are more hand written letters than a post card mailer. We just target pre-foreclosure properties so it's less than 10/month. We usually send 1-2 follow up letters every 2 weeks. Thanks for insight you can give us.

Does anyone have a solid mailer or letter content that they use to send pre-foreclosure prospects? I have one that I send out, but my response rate is pretty low. Just wondering if someone would share their communication/writing skills with me. Thanks

Phoenix is a rough market right now. Houston is alot more solid with growth adn appreciation.

Like Dan said I'm not sure about Ohio, but usually tax liens are like the IRS. They don't go away.

Your getting some good advice here. I remember being in your shoes wondering "why college"? Well, 8 years ago when I dropped out of school was a good time to be getting into real estate. I've done very well for myself and made a lot of money, but real estate has it's cycles and right now is a down time. Take advantage of this down time to finish school. By the time you finish the market should be back on it's way up and you can find opportunites to ride that wave up!

As far as changing your degree, it's never too late. If your going to be a doctor I'd stick with the science degree, but if your wanting to get into real estate I would pick something more relevant.

I would definitly obtain a website, but make sure you get a good domain name. You can buy a domain at godaddy.com and they usually give you a free Website Tonight account. This is a very easy and straight forward design template and DIY website software. They even provide free hosting as long as you don't mind them running advertising across the top of you site. So really your cost is about $10 and a few hours of your time. Good Luck!
