Looking for a Partner or Realtor in Cincinatti/Dayton, OH area

Out of state investor looking for someone to partner with in OH markets. We have family out there and want to start shifting asset investments to areas in and around Dayton, OH and/or Cincinnati. Looking for someone hungry and motivated to get into RE investing, but maybe doesn't have the means or cash to get started. We are looking at cash purchasing SFR at auction to flip, MFR, MHP, and possibly NNN single tenant commercial if it makes sense. Would like someone with boots on the ground to inspect and manage flips. Could be a hungry realtor looking for listings or someone with construction knowledge looking for part time work. We can work out a commission base pay structure or even equity partnership if looking to stay on long term. Could be a huge win win for both parties.

I have primarily implemented the BRRRR strategy up until a few months ago when i transitioned into buying a handful of properties i intend to sell when the rehab is done.
