They are correct.  Typically with a short sale you want to close it into your name and hold it for 30 days prior to reselling

West Milford is a pretty large town, really depends where in the town.  I don't have huge experience in that area, but I think the closer to route 23 the better.  And pretty sure wherever you are it's probably on septic, so need to test that!

Hi Sean- I might be interested in Monmouth, but it would have to wow me due to the travel.  As an aside, I grew up in Holmdel and my mother is still a realtor in that area, so I am familiar with it.  It's more due to the logistics that I stay to the northern part of NJ.
