Jason Brooks you are on the right path and I completely understand how you feel. Sometimes the more we learn the harder we make it for ourselves. You have been given some great advice and now you need to put the blinders on. Focus on one thing at a time and do it until it is done. If you know what your buyers want you can focus on finding a property.
Here is what I have done. I drive methodically drive my farm area looking for vacant properties (high grass, unplowed driveways, trash that never moves, overgrown plants. ask neighbors, etc.)
When I return home I look up the homes. I search zillow to see if it has recently been listed or is in the foreclosure process. I look it up on the town website and print the property card (and discover the owners name) then I look up the property on the county register of deeds website. You will be surprised how many vacant homes you can find with no mortgage. The next step is finding owners. Neighbors would love to have the home rehabbed so start with them as to where the owners may have gone.
Get it under contract and assign it to one of your buyers!
