I am looking at a few non performing notes in Florida. Has anyone dealt with non performing notes?  If so, have you foreclosed on a non performing note?  I appreciate any guidance. 

Thanks @Antoine Martel and @Thomas S.  I'm looking at getting renters policies to shore my liability for a tenant mishap that the tenant would otherwise be responsible for.   That way I would not be using my liability insurance but instead be using thiers.

I recently purchased a quadraplex with tenants in place.  The previous owner didn't require renters insurance and the tenants are not up for renewal for a few months.  Has anyone purchased a renters policy on behalf of their tenants?  Not sure it that's a thing, but trying to think outside the box to cover my basis until the leases are up for renewal. 

Hey guys, I am in the process of installing Allure Ultra with the 100 dropend end pieces and it is turning into quite a pain.  Has anyone installed this type of flooring?  If so, are there any tricks or techniques I may be missing?  I appreciate any advice.

Thanks @Dave. I was hoping since I was changing mortgage products ie. VA to Conventional their would be something, but I guess I may just have to eat it this tax year.

Hey guys, I am refinancing one of my rentals while selling another.  Does anyone know what the IRS code says about using 1031 exchange proceeds to refinance a rental to a different mortgage vehicle?

@Andrew it's in the Windsor Lake Area off of Two Notch.  I'll share some pictures when I get it done.

Hey @Chris V., that's awesome.  I am mainly working in the afternoons until after the holidays, but the beginning of the year I will start working on the weekends.  I'll send you a pm with my contact information so we can get together.  A good thing about this quadraplex is there's a little bit of everything.  Congrats on your two duplexes as well.  Are they fully rented or is there anything you need to do to them?

Hey SC BP family, I just purchased a quadraplex in Columbia that's in need of some repairs/updates. I wanted to see if anyone would like to lend their skills/hands as I get the units rent ready? I have to replace some doors, repair some decks, install some vinyl plank flooring, paint, scrape popcorn cielings, replace some fixtures, and a few other odds and ends.
