@Matt M. the total was $589.00. That included diagnosis and replacement of a new toilet by licensed plumber.  I do not do my own plumbing especially when there’s human waste involved.

@Matthew Paul the kid flushed a dinosaur and three cars wich damaged the porcelain and also clogged the toilet.

Thanks @Ned Carey.  I will be giving them notice of non-renewal next month. They have been consistent with their rent so I’m not as concerned about getting their rent. They were a bit indignant about the cost of the repair that’s why I’m concerned about that.

Hey guys,

I have a tenant I had to replace a toilet for at the beginning of the month due to their child flushing a number of toys down the toilet.  I paid the plumber directly with the understanding the tenant would be paying for it at a later time.  I gave them three options: they could pay the repair in a lump sum by the end of the month, they could make three equal payments over the last three months of their tenancy or it would be treated as additional rent and be due with their April Payment.  My question is if they do not pay via one of the three options should I move forward with the eviction?  Normally this would be a no brainer for me, but their lease ends at the end of May and I know the eviction process can take anywhere from 30-45 days in SC.  I appreciate any advice.

Hey @Greg Felt, I definitely appreciate the thoughts.  One of the properties is currently going through the foreclosure process, but I am not sure how far into the process the property is.  I am going to reach out to a local attorney on Monday to get some guidance on it.

Thanks @Wayne Brooks. I'm currently exploring a few note options and NPN's seem like a viable option.

@Chad U. I've never held a NPN before but I have been the note holder for a flip property. I am mostly a buy and hold investor, but I'm interested in NPN. I would love to connect to discuss the note I'm looking at.
