Your last comment put a smile on my faces James, I'm happy I made this thread! And that's a great quote Gary, exactly what I was thinking about when I made it. Motivation is tough to find and even harder to keep. I exercise twice a day, the gym in the morning (weights), then I hit the treadmill at night and my eating is pretty tight. People always ask me what my motivation is...I think it's the same feeling for business, personal life, and exercise. I never want to have that feeling of what if.. What if I applied myself more, what if I tried harder, what if I gave it my all.. Who/ what could I be right now? I'm only 25 but I know that question will haunt me later in life if I don't squash it now.. "We must all suffer one of two things: the pain of discipline or the pain of regret and disappointment"- Jim Rohn...One of my favorite people :)

Thanks for sharing guys! I am quite a healthy and fit guy and was seeing if anyone else shared my interest for business and a healthy life style, looks like I found ya :)! I usually just eat one solid meal a day and the rest I take in through liquid nutrition throughout the day (about every hour and a half, it's taken a longgg time to get this to be a habit). It takes a lot of time to prepare food, eat, and clean up so being as busy as we always are this simplifies the process quite a bit (not to mention the benefits of simplifying the digestion process for the body). My shakes usually have nuts, seeds, fruits, veggies, and protein powder. I'm helping my friends and family get into health but I eventually want to help many more get into health and share my passion for health and wellness, besides my passion for owning my business and flipping homes....

Are you still excited Ned?? One thing that has helped me a lot is only trying to MASTER one thing at a time, if you try and take to much at one time you may feel overwhelmed and discouraged and throw in the towel. But if you MASTER one thing at a time and make that a HABIT then it will build confidence and momentum to tackle your next habit.

This is a little out of the box but I thought I would throw it out there anyways...

I feel a lot of times when people are going after their dreams of being a success in business and investing they often neglect a very important aspect of life, HEALTH. I believe good solid nutrition will only enhance your productivity and enjoyment of your accomplishments. So often I see people with all this money and success, but their health is deteriorating. When you reach your goals wouldn't it be a necessity to have your health so you can enjoy your achievements for a long time with your loved ones? At least I think so. So how do we achieve this with our busy life styles???

Thanks for your response guys. Could you go into a shared appreciation note and a recorded option? I want to make this as simple as possible so would that just be issuing the 1099?

I'm meeting with a potential private money investor this weekend (pretty pumped!). Up until now we've used our own money. My question is about the tax form I would issue an investor after the sale of the property. I'm going to be searching for the answer of course but, I thought I would throw the question anyways! Thanks!

Well...I decided to quit my job a few months ago (it was inevitable) and go for my dreams of being a business owner and continue investing in real estate. I'm a few months away from buying our family commercial upholstery business from my brother, I'm really excited. I'm also about continuing my investing in real estate and learning as much as I can along the way.

The first property I got into was a condo in a neighboring town. My brother owned it and he wanted to get out of it so I bought his equity (quit claim deed). I still have it and it is currently being rented out. The second property that I got into was purchased from action in Indiana when I was 18. It was a fix and flip. It was purchased for $10,000 and in the end I ended up losing money. I learned a lot not only about fixing a home but about work ethic and determination, I was happy to have had the experience. My brother has been flipping/renting houses since around 2000. I have done 5 fix and flips since then with him, I have been building my bank roll, and trying to learn as much as I can about real estate, business, and life in general. I'm hoping to meet some people with dependable and trust worthy knowledge, that can help me grow into the investor I know I can be.

I would say... Finding Homes that you're numbers will work on, finding funding for homes, finding good contractors, learning how to do work yourself to save money and make sure that it is getting done right when you're having the contractors doing it, and having discipline to follow through on what you say you're going to do. Those are just my thoughts :)

Looking for an experienced and trustworthy contractors crew (tile work, carpentry, plumbing, electric) in the Chicagoland area. Any help would be appreciated.
