Thank you @Michael Quarles I always say that about my name myself thanks for pointing it out. I guess James Piper will have to do. I will try to change the pictures to show more of a story as well then post here again.

Hello BP,

So I'm completely tired of seeing other people get deals and watching properties that I've been looking at be constructed on by someone else!

Every book I read points to Direct Mail as the main source of finding deals so...I'm starting my campaign. I'm an agent so I pulled absentee owner lists for my target area in the MLS. I made 7 post cards that I will be sending out every 30 days in rotation. I would just like some input on my cards. (was too lazy to blank out my number you guys can call if you want.) Backs are all the same with my logo, contact info and mission statement. I would also like to turn one of the cards into a sign so lets vote on it!

This summer while driving for dollars a stumbled upon a house in Hyde Park MA. After some time hunting I was able to find the owners name and phone number. I gave the owner a call and told the owner I was interested in buying their home. I was told to call back in a month which I did. We talked briefly and then I asked if i could view the property the owner said yes but, I would have to pick them up and bring them to the property because the owner is elderly and not living in the property, I agreed. I pick up the owner and as we drive we chat. I am told the property has been in her family for a very long time and that one of their relatives lived there until passing away. We get there and my contractor is already there waiting. The owner opens the door but does not come inside. The property is in deteriorated condition, and raccoons now live there. The property smells of urine and there is a lot of damage my contractor gives me a quick estimate of about 100k to get it back in shape. Fair market value for that property is about 280k. I tell the owner about the damages and the raccoons and make an offer of 100k ( this breaks the 70% rule but I am OK with this.) the owner rejects and says she will not go lower than 200k because the property is not in that bad condition. As I drive the owner back to their home I keep trying to negotiate but the owner stands firm at 200k. I drop the owner off and made no further contact. This was probably around June 2015. It is now October 2015 and the property is still sitting. I've had a few people call and try and negotiate with the owner but they are very stubborn. How can I possibly make this work? Calling all top negotiators.

Additional Terms and Conditions of purchase of xxxxxxxxxx

  • Buyer Agrees to pay DAP fees.
  • Check Deposits are Acceptable for the DAP fee.
  • After receipt of DAP fees buyer will have the right to view the property before moving forward with the purchase of the property.
  • If the property is in severe condition buyer has the right to decline purchase of the property and DAP fee will be refunded to buyer.

Asset provider xxxxxxxxx  of Partners Capital Equity agrees to the Terms and conditions proposed in this contract.

the DAP fee is their fee it is separate from the purchase price

Hey guys, 

I'm working on a deal and everything is almost all set but now I'm a bit confused and skeptical. The name of the place I am getting the contract for the property from is partners capital equity partnerscapitalequity.com. They require a deposit of 6.5k for data and platform fees. After the Deposit has been made in 2 weeks I will receive the contracts through FreddieMac. I have not been able to view the property but I have been told over the phone that I can view the property and if the property is in really bad condition I can walk away from the deal and my deposit will be refunded. In their contract it says 

Bank-issued contracts. Which means: AS-IS, NO CONTINGENCIES, NO INSPECTION PERIODS.

BUYER DUE DILIGENCE. Viewing property after you have committed, does not change your obligation to perform.

But on  the invoice for the deposit it reads 

Data and platform access fees for the assets listed above are refundable; if terms of the purchase agreement are inconsistent with the terms of the asset's LOI AND buyer does not acquire the property. If buyer is unable or unwilling to perform as defined by the LOI or protocol for the asset(s) contained in LOI all monies, including fees and / or deposits are NON Refundable.

So that is what has me confused I do not want to purchase the property obviously if the repairs and cost of acquisition will not get me a profit. To make matters worse I went to make the wire deposit today and the account and routing numbers given to me did not work. After that i was told to overnight them a check. For these reasons I'm now skeptical about the legitimacy of the company. Seeking some advice here please help this is the first time I have gotten a property this way.
