Is anybody here using Pinterest for your real estate business? If so do you have a business account and personal account?

How about linked in. I have a personal profile which I primary use and I don't really use my business profile. Should I be doing more with my business profile on LinkedIn?

There is a neighborhood in my market where we have created distressed short sale comps. I have about 10 short sales we've done here and the comps range from $90k-$110k. These are new houses that just need paint and carpet. The retail non distressed comps are going for $175k. All my short sales get approved in this neighborhood because all the distressed comps are mine. I love it. Im renting all these houses out and cashflowing $500-$700 per house. Im buying them with a fix and flip loan and then refinancing with a 30 year loan. My lender requires zero seasoning. Its awesome, i love it. Its my little secret, i dont share the neighborhood with anyone.

I'm a little confused too, are you going to buy the house and get a loan yourself or pay cash or are you buying a house subject to the existing loan?

They are just the investor, sometimes when the foreclosure is filed they put down the investor name rather than the servicer. The best way of finding out who the real lender is, is by asking the homeowner. It could be BOA, but it could be another lender as well. I would say as a whole BOA is pretty easy to work with and they are diligent with postponing short sales that are in review for a short sale.

We are all going to have to start buying houses prior to foreclosure. Or we will have to do direct mail again to find non MLS deals with no more competition. I think that's what it has been coming down to lately. I've seen tons of competition in my market.
