Are there any investors from O'Brien FL. out there that would be interested in a mobile home that sits on 20 acres of land? 10 acres are timber that could be sold off. Seller is looking to move as his wife recently accepted a job offer and is looking for 120k.

Hello,

I'm looking for an investor who knows the Summit Hill area. Received a call on my marketing from a distressed seller that is asking for an offer. Checking out comparable homes shows the ARV around 65k with repairs of 10-15k according to the seller. Since I'm from CT, I would be more than happy to flip this over to someone who is from this area and would just be considered a bird dog if there is a deal here.

The house is located in East Rockaway. Comps are showing $225k - $250k. This looks like a tear down, build, and sell but I'm open to suggestions.

Hello,

I recently received  a phone call from a distressed seller who has a house in Long Island that they would like to cash out of. I'm not familiar with the Long Island market so I'm looking to work with someone who knows this area and can tell if this deal is good or bad.

Basically the property was a damaged by hurricane Sandy and is only a shell right now so this sounds like a complete gut or tear down. The seller is asking 81k which is the amount left on the mortgage and will pay all of the closing costs. The seller also has the property listed with a realtor but will pay their expenses if we close. 

Any advice or help is greatly appreciated!

Hello BP!

We are looking at a 2 family pre foreclosure in town that has a market value of $250k and was purchased in 2006 for $360k. We were able to locate the seller and are still determining if there are any liens on the property. What would be a good approach to make this a win-win for the seller and us? What kinds of financing options would make sense in this situation?
